Two ways to book festival week

The Red Lotus — the poolside guest house on its own: 4 bedrooms, 3 bathrooms and its own full kitchen. The owners live in the Main House and are on the property while you stay.

The whole estate — the Main House, The Red Lotus and the Spa House, with the pool, the lawn and the grounds, for one group. The Main House is the owners' home and is only booked as part of the whole estate; when it is, they move out and the property is yours alone.

• Main House — 4.5 bathrooms, open-plan living, the lanai, a sports bar, a movie room with a 3D TV, an electronic baby grand.
• Guest Lodge — poolside, 3 bathrooms, a second full kitchen, a poker table.
• Spa House — 1 bathroom, spa, sauna, massage room, two whirlpool baths, its own bar.

A 39,000-gallon pool, two jacuzzis, a five-hole putting green, a fire pit, an outdoor grill, SONOS indoors and out, and a fenced-in, private back yard big enough for whatever the afternoon turns into.

Getting to the festival and back

The Polo Grounds are under 5 miles away. Everyone who is staying is already at the house, so there is no hotel to return to at 2am and no second address to coordinate. The pool, the sauna and the whirlpool baths are what the following morning is for.

Indian Wells Tennis Garden, the El Paseo shopping district and several golf courses are nearby for the days either side of the weekend.
